D -- PSA Review / Update – 30 minutes

Previously the 17 PSAs  were narrowed down to  3
  • St Rita’s Lane/“Interstate Site” – Village owned property
  • Inwood Drive Site – Village owned property
  • 100% Corner/Village Crossings
  • Village Crossings Update
  • 3/8 – Meeting with Dave Neyer at Al Neyer Inc (ANI) to discuss the property and their strategy for the property
  • ANI hired new broker, actively marketing the out lots for sale, marketing vacant space and working to renew/extend existing leases
ANI reportably negotiated an 18 month loan extension with 5/3 Bank (11/10 to 5/12)
  • PNC Bank (3 +/- acres) maintain dialogue with bank officials
4/8 – Met with Kelvin Hanger & Dr. Mark Deutsch with Evendale Medical Center (EMC) – they have potential long term interest in the site and discussed potential programming concepts
5/26 – EMC has their next General Board Meeting – FSA/KKG/RES TEAM to develop and present redevelopment planning & economic scenarios – options include buy entire property from ANI, purchase out lots from ANI, various JV options and control of property with ANI
  • Review planning and economic scenarios with EMC prior to the General Board Meeting
  • Provide development assistance should EMC wish to proceed after the General Board Meeting
  • EMC’s interest in Village Commons for redevelopment is currently the most promising opportunity for this very important location.  Our TEAM recommends working with EMC to keep this redevelopment opportunity moving forward – “Time kills deals”
Village Crossings Next Steps – Looking to the CIC for:
  • Approval to assist EMC with programming, planning and economic analysis for EMC’s General Board Meeting on 5/26
  • Approval for discussions/preliminary negotiations with PNC if EMC board decides to proceed
  • Approval for discussions/preliminary negotiations with ANI if EMC board decides to proceed
  • Landmark Baptist Update (Approx 164 Total Acres - 66 acres (40%) in Evendale)
  • 3/2 – Meeting with Glendale to discuss cooperation to determine acceptable uses for the Landmark Baptist property
  • 4/1 – Meeting with Landmark Baptist and Glendale to discuss Landmark’s plans and interest in jointly cooperating to determine preferred/acceptable uses, master plan the entire site and marketing and development assistance.
  • All parties appear to be on board with the concept – Landmark currently has two potential interested users for portions of their property in Glendale
  • Glendale Planning Commission proceeding with internal discussions regarding Landmark – they are on board with working with Evendale and Landmark
  • Best Case” Scenario – Tri party initiative with Evendale, Glendale & Landmark to assist Landmark with programming and planning options – quietly solicit input from the development community regarding potential interest in the site – assist Landmark with the marketing and development of their property
  • “Fall Back” Scenario – Determine site accessibility with Glendale that would allow each community to promote development in their respective communities on the Landmark site
  • St Rita School not highly motivated but maintain contact – maintain periodic updates with them regarding progress with Landmark
  • Cooperation between Evendale, Glendale and Landmark to jointly explore master planning and marketing the Landmark property would optimize the long-term development opportunities and outcome for all three parties. Our TEAM recommends working with Glendale and Landmark on one of the last remaining sites of significance in the I-275 loop, in the greater Cincinnati region, and in Evendale.
